Jeffrey R. Margolis practices in the area of real estate acquisitions, dispositions and development concentrating his practice on a wide variety of commercial real estate transactions and real estate development. Mr. Margolis assists clients with all aspects of residential and commercial real estate transactions including acquisitions, dispositions, operation, leasing, management and development. Mr. Margolis' experience spans a broad range of commercial real estate transactions and real estate development representing developers, institutional investors such as funds and real estate investment trusts, as well as non-institutional and entrepreneurial investors in real estate acquisitions, dispositions, management and development matters including properties such as shopping centers, apartment building complexes, manufacturing facilities, and other commercial property. He has experience drafting and negotiating purchase and sale contracts, condominium and homeowners association declarations and documents, management agreements and leases. His area of practice also includes the planning, developing, and sale of residential communities and commercial properties.
Mr. Margolis represents national and regional real estate developers of condominiums, planned developments and mixed use projects in various aspects of real estate development including regulatory matters, development, structuring and documentation. Mr. Margolis has participated in and represented owners of large-scale residential and mixed use projects such as Minto Communities, Stiles Corporation, Lowell Homes, the Rockefeller Group, and Century Homebuilders. He assists developers in establishing flexible, practical and feasible legal structures, formulating governing documents, and filing documentation with state and federal governmental agencies. He assists developers with broker licensing issues as well as issues relating to out-of-state registration of residential projects. In addition, Mr. Margolis assists developers, real estate investment managers and other clients in real property transactions, acquisitions, sales, compliance with land use and zoning regulations, and compliance with the Interstate Land Sales Full Disclosure Act. Such representations include all aspects of due diligence, zoning and land use review, survey review, and negotiating and drafting contracts and other documentation.
Mr. Margolis is a 1996 cum laude graduate of the University of Miami School of Law and a graduate of the University of Michigan.

Representative Matters
- Represented national developer in successful appeal against the Division of Florida Land Sales for inclusion of a mandatory arbitration clause in a condominium purchase and sale agreement.
- Represent developers seeking to obtain project approval from the U.S. Department of Housing & Urban Development.
- Represent national and local real estate developers in matters concerning the planning, acquisition, development, design, structure, creation, construction and operation of small- and large-scale residential and mixed-use condominium and planned developments, including drafting and customizing condominium and homeowners association documents.
- Represent developers on matters related to the Interstate Land Sales Full Disclosure Act, including preparing property reports in accordance with the act.
- Represent real estate developers and investors in both the acquisition and sale of real property ranging from small local transactions to complex multi-state transactions, including due diligence, title and survey review, addressing complex title issues, and drafting and negotiating contracts and other documentation.
- Represent purchasers as well as sellers in bulk sales and acquisitions of distressed condominium projects, including handling successor-developer filings and related issues.
- Represented manufacturer in the acquisition of manufacturing and plant facilities, including working through environmental issues with state and local authorities.
- Represent property owners and property-owner associations in negotiations of telecommunication agreements and antenna leases.
- Represent lenders in commercial foreclosure and lending matters, including representation of lender in the foreclosure of a Florida hotel.
