Joseph A. Mascia practices in the area of real estate law. He has significant experience in the commercial real estate arena, where he counsels real estate owners and developers in a wide array of areas including acquisition and disposition of office, industrial, warehouse and mixed-use properties as well as interim, permanent and construction financing. In addition, he represents owners and users in commercial leasing transactions.
Mr. Mascia has worked on noteworthy transactions, including air rights and ground lease transactions, large structured securitized financing and real estate-based and asset-based financing, and the acquisition and disposition of notable property in New York City.
Mr. Mascia is a 1991 graduate of Fordham Law School and a graduate of Fordham University.

Representative Matters
- Represented American Realty Capital Properties, Inc. (NASDAQ: ARCP), a NASDAQ-traded real estate investment trust (REIT), in a merger transaction valued at $3.1 billion to acquire American Realty Capital Trust IV, Inc., a "non-traded" REIT. The combined company as a result of the merger will have pro forma enterprise value of $10 billion and will be the second largest REIT in the triple net lease sector.
- Represented affiliates of a realty company in the sale of multiple Lower East Side Manhattan properties for $28.75 million.
- Represented affiliates of a realty company in a Section 1031 exchange of multiple Upper East Side Manhattan properties valued at $9.1 million.
- Represented American Realty Capital Properties, Inc. (NASDAQ: ARCP), a NASDAQ-traded real estate investment trust (REIT), in its $3.2 billion "reverse" merger to acquire American Realty Capital Trust III, Inc., a "non-traded" REIT. The deal is structured as a cash-election merger in which the cash portion of the consideration will be limited to 30% of the aggregate merger consideration. The combined company is expected to rank among the five largest triple net lease REITs in the United States.
