Scott P. Andrew practices in the area of real estate law, with a focus on commercial lease transactions. He has significant experience representing landlords and tenants in the negotiation and drafting of complex commercial leases, subleases, amendments, assignments and related documents for office, warehouse, industrial, retail and mixed-use facilities. Mr. Andrew also has extensive experience in commercial real estate acquisitions, development and sales, and commercial financing transactions. He represents lenders and borrowers in all aspects of commercial lending, including conventional and mezzanine financing, loan syndications, construction and permanent loans, multi-state financing transactions, and loan restructurings and workouts.

Mr. Andrew is a 1995 graduate, with honors, of the University of Florida College of Law. He also earned a M.S. and B.S., with high honors, in Accounting from the University of Florida.

  • Represented IQVIA Inc. (NYSE: IQV), a leading global provider of advanced analytics, technology solutions and clinical research services to the life sciences industry, in connection with its acquisition of a life sciences consulting and communications company.

  • Represented a large U.S. real estate private equity firm, as landlord, in a lease of an over 600,000-square-foot industrial warehouse in Dallas to a large consumer water brand.

  • Represented special servicer in the forbearance and amendment of a loan secured by three upper midscale hotels in two states in connection with the mezzanine lender’s acquisition of the borrower.

  • Represented special servicer in the amendment of loan secured by an upscale lifestyle hotel in connection with the mezzanine lender’s acquisition of the borrower.

  • Represented special servicer in the foreclosure of a loan secured by two upper midscale hotels.

  • Represented special servicer in the forbearance of four loans secured by seven upper midscale hotels in three states.

  • Represented Goldman Sachs Lending Partners in a $700 million Senior Secured First Lien Term Loan Facility and $50 million Senior Secured First Lien Revolving Facility together with other security, credit, hedging and financing, resulting in an aggregate principal financing estimated to be $1.1 billion, with funding to be used to restart an oil refinery in the U.S. Virgin Islands.

  • Represent international real estate investment fund manager in all leasing and property management activities for its portfolio of Florida properties, including: (1) more than 6 million square feet of Class A industrial warehouse park in Miami, Florida; (2) 490,000 square feet of Class A industrial distribution warehouse facility in Lakeland, Florida; (3) more than 1.5 million square feet of Class A suburban mid-rise office park in Orlando, Florida; (4) a 460,000 square foot Class A office tower complex in West Palm Beach, Florida; and (5) a 205,000 square foot Class A mixed-use office tower in Coral Gables, Florida.

  • Represented owner of a 222,000 square foot Class A office tower in Coral Gables, Florida in leasing activities.

  • Represented owner of a 182,000 square foot Class B suburban mid-rise office complex in Tampa, Florida in leasing activities.

  • Represented tenant/seller on lease of 400,000+ square feet, build-to-suit warehouse facility and coordinated simultaneous sale of two existing warehouse facilities to landlord/purchaser.

  • Represented Tampa Museum of Art on a pro bono basis in negotiations with the City of Tampa for lease, operating and financing agreements for a new museum facility in Tampa, Florida.

  • Represented an international investment manager as landlord's counsel in the leasing of its office, warehouse and industrial properties totaling over 1.6 million square feet, located throughout Florida.
