NEW YORK, June 16, 2025―Duane Morris LLP today announces the opening of its new Manhattan office space at 22 Vanderbilt Avenue. The approximately 80,000-square-foot custom designed space redefines the modern legal workplace and was created to facilitate collaborative client and attorney experiences.
The new space joins approximately 60 lawyers sitting at the former Satterlee Stephens offices on Park Ave., as well as the approximately 80 attorneys from the heritage Duane Morris office in Times Square for the first time since the March 2020 merger of the two firms. In total, there will be approximately 200 lawyers and professionals in the new space, which occupies two floors.

The firm will officially debut the new space to clients and colleagues through a series of events this summer, including an Association of General Counsel meeting in July.
Formerly known as 335 Madison, 22 Vanderbilt Avenue, a Class A office tower, was redeveloped by Milstein Properties and SHoP Architects. The firm has signed an 11-year lease for 80,000 square feet of space, which was first announced in May 2024. The recent $250 million building renovation resulted in new services including a cocktail lounge, an outdoor terrace overlooking Grand Central, an Italian-inspired espresso bar, a fitness center and a glass-enclosed library.
